Frasers Property, Sekisui House launch The Robertson Opus with prices from S$3,150 psf
Frasers Property and Sekisui House have launched The Robertson Opus, a 999-year leasehold development located along Unity Street in Robertson Quay. With prices starting from S$3,150 per square foot, this marks the first 999-year residential launch in the neighbourhood in nearly two decades.
The development offers 348 residential units across five blocks, with layouts ranging from studios to four-bedroom apartments. Studios start at S$1.37 million for 431 square feet, while one-bedroom units are priced from S$1.58 million for 495 square feet. Two-bedroom units (689 to 743 square feet) begin at S$2.17 million, three-bedders (926 to 1,152 square feet) from S$3.1 million, and four-bedders (1,539 square feet) from S$5.09 million.
The mixed-use development includes a retail podium with 26 commercial units across the basement and first level, retaining the iconic Robertson Walk branding. The site spans 9,102.7 square metres, offering a maximum gross floor area of 30,663.6 square metres and a plot ratio of 3.37. The Robertson Opus is a redevelopment of Frasers Place Robertson Walk and its adjoining retail stretch, undertaken as a joint venture between Frasers Property and Japan’s Sekisui House.
According to Frasers Property’s Kevin Siew, the redevelopment is well-timed, with the tenancy cycle of former Robertson Walk tenants likely to align with the new leasing opportunities when the project is completed in 2029. He added that Frasers’ extensive retail portfolio and tenant network offer a competitive advantage in reactivating the commercial component.
The Robertson Opus is the first new residential project in Robertson Quay since Riviere in 2019, where 99-year leasehold units launched at S$2,580 per square foot. In comparison, The Robertson Opus’ freehold-equivalent tenure positions it as a rare offering. Resale units at nearby The Wharf Residence, a 999-year project launched in 2008, have transacted at a median of S$2,361 per square foot this year, with the latest sale at S$2,388 psf for a 1,539 square foot unit.
Siew pointed out that freehold properties in the Core Central Region (CCR) are becoming more attractive relative to city fringe options. ERA Research data shows that the price gap between the CCR and Rest of Central Region (RCR) narrowed to just S$59 per square foot in the first half of 2025, compared to S$559 in 2024. Since 2019, CCR prices have risen 17.9 percent, while RCR and Outside Central Region have seen over 50 percent increases.
Public previews for The Robertson Opus begin on July 5, and sales bookings will start on July 19. The project is expected to receive its Temporary Occupation Permit in the first half of 2029, with vacant possession projected for June 30, 2030.
